POSITION DESCRIPTION:
The Analyst position is the primary source of financial modeling and analysis for prospective and existing investment property sales. There is direct coordination with the brokerage, marketing and research departments. Major responsibilities include:

· Perform valuation analyses of investment properties utilizing Argus and Excel incorporating the following factors: income; rent roll; vacancy & credit loss; reimbursements; operating, non-operating and capital expenses; debt financing; terminal cap rate; residual costs; financial impact of lease proposals, terminations, renewals and future market leasing assumptions; present value discounting; internal rate of return, etc.

· Outline critical issues at the property, and perform sensitivity analysis. Identify property strengths, weaknesses and mitigating factors to weaknesses.

· Design and assemble an investment sales flyer for each property to be sent to a confidential list of prospective buyers.

· Research details of the property, including: significant sale and lease comparables, and relevant market and submarket information, property details

· Coordinate with brokerage, marketing, research and property management to create in-depth offering packages for client base.

· Design and assemble all aspects of the sale offering book, including, but not limited to, the investment summary, property description, aerial maps, site plans, property photographs, regional and local maps, market information, tenant profiles, rent roll, lease abstracts, real estate tax details, detailed operating statements, investment and market leasing assumptions, pro-forma cash flow statements, and any other necessary financial information. (Pricing/valuation matrix, etc.)

· Utilize Peracon to manage property specific web pages and market investments to potential buyers.
